Because all investments are secured by 1st charge mortgages on pre-screened and pre-appraised real estate and insured by reputable institutions such as Stewart Title, the investor can literally sit back and wreak the tremendous returns that are guaranteed by this program. Only solid, marketable properties that are free and clear of all liens and encumbrances will be considered. This and the fact that the maximum loan to value ratio never exceeds 50%, absolutely guarantees security for investors.

The Guarantee and Security

Jimmy Beta insures this mortgage security through commercial real estate policies through either Stewart Title, INS, HSBC or other reputable institutions to insure that, as of the closing date, the investor has a valid and enforceable interest in the insured property and that the guarantee has the priority expected by the investor. All investor title insurance policies issued, protect against losses arising from defects in title, un-marketability of the title, and title to the property not being vested in the borrower. In addition, depending on the nature and amount of the policy, losses due to certain off-title matters such as environmental permits, squatter issues, zoning permits, construction permits or work orders, and taxes are also covered.

Interest payments and/or principal payments can be structured in weekly, monthly or yearly increments and may be customized to suit the unique requests of the discriminating investor. Deposits are initiated by SWIFT wire transfer from either Scotiabank de Costa Rica, Scotiabank de Panama or Banco Nacional de Costa Rica. Wire transfers processed before 11:00 AM E.S.T. will be credited to the beneficiary account the same business day. Wire transfers processed after 11:00 AM E.S.T. will be credited to the beneficiary account the next business day. All investments are calculated in U.S. dollars.
